Job Description

Position Goals
• Sourcing, underwriting, negotiation and due diligence of real estate acquisitions to achieve targeted performance.
• Main focus on Core deals but opportunities to be involved not only in core, but also in opportunistic and value-add deals.

Reporting
• Based in Tokyo, the position reports to Fund Manager.

Responsibilities
• Underwriting of transactions
o Manage the underwriting model to assess deals from core fund perspective.
o Analyze the information and data to get better assumptions for the underwriting.
o Derive creative solutions to execute deals in the current competitive market.

• Support drafting the Investment Committee Memorandum
o Collect appropriate transaction/rental comps and market data to form an investment case and prepare investment memos.

• Coordinate and perform Due Diligence for acquisitions
o Review due diligence reports, including environmental, structural, title/survey.
o Review existing and proposed leases.
o Ensure that all items on Due Diligence checklist are satisfactory completed.
o Ensure that documents are tracked and stored according to firm policy.
o Support senior team members in obtaining all required management approvals for transactions.

• Documentation/Closing Acquisitions
o Draft terms and conditions that can be incorporated into appropriate documentation.
o Independently and/or under the lead of senior team members, negotiate and review closing documents.
o Act as key interface & coordinator of transaction with all parties & advisors.

• Efficient transfer of acquired properties to asset management.

• Sourcing of real estate transactions - develop relationships to assist sourcing new acquisition opportunities.

Required Experience

Required
• Firm understanding of financial concepts, analysis and modeling.
• 5~8+ experiences in the same capacity.
• Strong verbal and written communication skills.
• Must be independent worker and well-organized and team player.
• English skill is advantage.
